Damp timber plus poor ventilation is the classic setup for both subterranean termites and borers, so our inspections here are subfloor-first, with moisture readings taken rather than guessed.

Brushtail possums get into roof voids through lifted tiles, gable vents and overhanging branches, and rodents follow the same routes as soon as the nights get cold.
